How the New Zoning and Environment Protection Measures Will Benefit Phuket Province

How the New Zoning and Environment Protection Measures Will Benefit Phuket Province

Phuket is one of the most popular and beautiful destinations in Thailand, attracting millions of visitors every year. However, with such popularity comes the risk of overdevelopment and environmental degradation. That’s why the Ministry of Natural Resources and Environment has introduced new regulations to enhance zoning and protect the environment in Phuket Province. These measures, enacted in B.E. 2560 (A.D. 2017), aim to ensure sustainable development and preserve the natural beauty of Phuket.

What are the new regulations?

The new regulations establish specific zoning areas within the province, guiding the appropriate use of land and resources. These areas are classified into four categories:

  • Conservation Zone: This zone covers areas with high ecological value, such as national parks, wildlife sanctuaries, mangroves, coral reefs, and wetlands. These areas are strictly protected from any development or exploitation.
  • Agricultural Zone: This zone covers areas suitable for agricultural activities, such as crop cultivation, livestock farming, and fisheries. These areas are allowed to have low-impact development that supports the local economy and food security.
  • Residential Zone: This zone covers areas suitable for residential development, such as housing estates, condominiums, hotels, and resorts. These areas are allowed to have moderate-impact development that provides accommodation and services for residents and tourists.
  • Industrial Zone: This zone covers areas suitable for industrial development, such as factories, warehouses, and logistics centers. These areas are allowed to have high-impact development that supports the production and distribution of goods and services.

The zoning areas are designed to help maintain the ecological balance and safeguard against overdevelopment in Phuket Province. They also help prevent land use conflicts and promote harmonious coexistence among different stakeholders.

How will the new regulations protect the environment?

Additionally, the new regulations prioritize environmental protection by imposing strict guidelines for construction projects, waste management, and conservation of natural habitats. These guidelines are crucial for the long-term sustainability of Phuket’s ecosystems. Some of the key guidelines are:

  • Construction projects must obtain an environmental impact assessment (EIA) approval before starting any work. The EIA must evaluate the potential impacts of the project on the environment and propose mitigation measures to minimize or avoid them.
  • Construction projects must comply with the building codes and standards set by the relevant authorities. The codes and standards cover aspects such as building height, setback, density, parking, landscaping, drainage, sewage, lighting, noise, and fire safety.
  • Construction projects must adopt green building practices and technologies that reduce energy consumption, water use, waste generation, and greenhouse gas emissions. The practices and technologies include solar panels, rainwater harvesting, waste recycling, natural ventilation, and insulation.
  • Waste management must follow the 3Rs principle: reduce, reuse, and recycle. Waste must be properly sorted, collected, transported, treated, and disposed of in accordance with the waste management plan approved by the relevant authorities.
  • Conservation of natural habitats must be carried out in collaboration with local communities and stakeholders. Conservation activities include reforestation, restoration, protection, monitoring, education, and awareness-raising.

The guidelines are designed to ensure that development activities do not harm or degrade the environment in Phuket Province. They also help enhance the quality of life and well-being of residents and visitors.

Why should you care about the new regulations?

It is essential for residents, investors, and businesses in Phuket to familiarize themselves with these regulations to ensure compliance and contribute to the preservation of this remarkable destination. The regulations are not only beneficial for the environment but also for the economy and society. By following these regulations,

  • Residents can enjoy a cleaner, healthier, and safer living environment that offers a variety of recreational opportunities and cultural attractions.
  • Investors can benefit from a stable, transparent, and predictable regulatory framework that fosters trust and confidence among potential partners and customers.
  • Businesses can gain a competitive edge by adopting green practices and technologies that reduce operational costs, increase efficiency, and improve customer satisfaction.

The new regulations are a win-win situation for everyone involved in Phuket Province. They reflect the vision of creating a sustainable future for this amazing destination.
